Entry level Project Manager - Architecture / Engineering / Construction

POSITION:  HUD AEC Project Manager

LOCATION: Richmond, VA (In-Office)

POSITION SUMMARY

AEI Consultants has a new career opportunity available for a Project Manager within our HUD Services division.  As a HUD AEC Project Manager, you will work with clients and other AEI team members to review documents, drawings, specifications, and any related contracts for design and construction services.

PRIMARY DUTIES AND RESPONSIBILITIES

  • Review project documents, agreements, and contracts to ensure accuracy and clarity.
  • Coordinate document collection and manage project checklists.
  • Maintain internal project tracking logs and coordinate project delivery with team members. 
  • Ability to recognize various complexities of projects and to manage multiple projects simultaneously. 
  • Review the due diligence requirements and products, as well as the design, specification, and construction documents.
  • Communicate HUD program requirements to client and development team members.
  • Advise client and development team members about proper resolution of issues. 
  • Evaluate the design, specification, construction contract, and cost and scheduling documents of proposed and/or existing building for compliance with HUD procedures.
  • Make forensic assessment of major building systems and distressed conditions.
  • Write clear and concise condition and status reports using our in-house report templates.
  • Maintain a high level of client contact and excellent communication, keeping our clients updated on the status of projects.
  • Deliver outstanding client service with timely responses and proactive solutions.
  • Coordinate with plan reviewer to ensure that the project design complies with the Minimum Property Standards, applicable codes and ordinances, accessibility requirements, and HUD standards.
  • Coordinate with cost analyst to ensure completion of cost analysis and reviews, which involves a fully independent project cost estimate to be developed for comparison analysis.
  • Conduct occasional site visits. 

QUALIFICATIONS

  • A minimum of 2 years of progressively responsible experience in design, construction and/or development of multifamily buildings.
  • Experience with local building standards and construction methods.
  • Familiarity with construction best practices, general building codes, and various building types.
  • Previous experience building partnerships with clients and delivering high quality results and excellent customer service.
  • Knowledge of relevant building codes, standards, and specific regulatory requirements for multifamily housing (including Federal Fair Housing Act Accessibility Guidelines and ADA Standards for Accessible Design) preferred.
  • Knowledge of RS MEANS, Marshal and Swift, and/or Bluebeam preferred.
  • Passion for being detail-oriented and highly organized.
  • Demonstrate excellent verbal and written communication skills.
  • Proficiency with Microsoft Office Suite, especially with Microsoft Excel.

EDUCATION/WORK EXPERINCE

  • Associate’s degree or higher in Architecture, Civil or Structural Engineering, Construction Management, Business Administration, or related field OR at least 5 years of equivalent experience in related field.

PHYSICAL REQUIREMENTS

The work environment may be both indoors and outdoors. Indoor work takes place in a typical office setting. The noise level in the work environment is usually moderate. Outdoor work requires the ability to effectively perform work in all types of weather conditions. While performing the duties of this job, the employee is regularly required to sit, type, handle office and/or field equipment, speak and hear. The employee may occasionally be required to stand, walk, balance, kneel or crouch. The employee may be required to lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision and the ability to focus.
